How many homes do you build a year?

Quality for us is #1 on our list. To ensure that every home we build has top quality, we do not overload our schedule. On average we have 7 to 10 houses going at a time and build 10 to 15 homes a year.

 

Do you use your plans or do I need to come up with my own?

We have several well designed custom plans to choose from. Being custom builders, you are not limited to our plans. We are more than happy to work with plans that you might already have. If you don't have a plan and our plans don't fit your needs then custom plans can be designed specifically for you.

 

How long does it take to build a home?

First of all a custom home can not be built over night. Scheduling is everything when it comes to getting a custom home completed in a timely manner. Depending on the complexity of the home, it takes anywhere from 6 months to a year from start to completion. To help our customers keep up with the progress we provide them with a detailed time line showing all phases of construction from lot clearing to final inspection. Keeping our customers informed is the a key element in building a good relationship with our clients.

 

What types of payment methods are there?

We are experts when it comes to building your home.  When it comes to financing your home the experts are your mortgage lenders and or bank.  We have several lenders we have worked closely and successfully with in the past and will be happy to recommend them to you.  The first step is to get pre-qualified with one of these lenders and based on that you can make a decision as to what amount of money you would like to spend on your home.  Your lender can advise you as to the very best type of loan for your particular needs.  Many times a buyer will obtain a “Construction Perm” where as “draws” are used during the construction phase and at time of completion the financing becomes a permanent type.  This saves the buyer money because many closing costs are not duplicated.

 

Can the homeowner do some of the work to save on costs?

We try to keep an open mind about this request and consider each case separately.  However, several things come into play.  We must consider the warranty we offer at completion.  For instance if a buyer did their own electrical then a portion of our normal warranty would be voided.  Also, we must take scheduling into account.  If a buyer must wait until he can fit work into his schedule and there is a delay,  then there may be several sub-contractors lined up to do work that will go to another job and it is often difficult to get them back on the job in a timely manner. 

 

What does it cost to build a custom home?

CUSTOM MEANS CUSTOM.  EACH HOME COMPLETE WITH A BUYER’S DESIRED FEATURES, MUST BE PRICED SEPARATELY. Many people think that there is a set figure per square foot for building a home. This is not necessarily true.  Some variables to take into account are lighting and appliance choices, floor covering types, shingle styles, cost of a lot, whether or not the lot is flat, how much are the tap and permit fees, is the lot on sewer or will a septic tank be required.  Our estimates are very detailed and we go over each item for your clarification.
